For the first time in 20 years, the sale of agricultural land has started in Ukraine

The Ministry of Economy expects that land will increase in price by 10-15% annually.

From July 1, 2021, citizens of Ukraine can legally buy and sell agricultural land.

On the night of March 30 to 31, 2020, deputies adopted bill 2178-10, which introduces the land market.

The law cancels the moratorium on the sale of agricultural land, which has been in effect since 2001, and if speaking globally, since the October Revolution of 1917.

In addition to the state and territorial communities, citizens of Ukraine will be able to own land. They will be able to purchase no more than 100 hectares "in one hand".

However, this does not mean that you cannot buy more through related parties. It will only be necessary to explain the origin of the funds.

From 2024, access to the agricultural land market will be granted to legal entities, and the maximum amount owned will increase to 10 hectares.

Foreigners will be able to buy Ukrainian land only after the relevant decision is made in the national referendum. When it will take place is unknown.

Regardless of the results of the referendum, foreigners will not be able to buy land in a 50-kilometer zone from the borders of Ukraine.

No one can force the owner to sell the land. According to sociological polls, the vast majority of current owners of shares do not plan to sell their plots. The right of private ownership of land is inalienable.

Note that agricultural land occupies more than 70% of the country's territory.

According to the State Geocadastre, the area of ​​registered land plots is 32,3 million hectares, of which 19,9 million hectares are leased.

6,9 million private owners who own 27,6 million hectares of agricultural land can put plots up for sale. The average plot size is 4,5 hectares.

The State Geocadastre has calculated that the normative monetary assessment of 1 hectare of arable land will be from UAH 21 to UAH 34 depending on the region.

According to the forecasts of the Ministry of Agricultural Policy, the average cost of a hectare of land immediately after the opening of the market will be about UAH 50. The Ministry of Economy expects that the price of land will increase annually by 10-15%.

The sale and purchase of state and communal agricultural land remains prohibited.
