Olesya Mokraya: you will have to overpay by 20-30% for apartments in new Odessa buildings

This trend was caused by the increase in the cost of construction of new housing estates.

Over the last month, Odessa real estate has risen in price. Such data are published by real estate agencies.

The cost of housing in new buildings began to rise since October of last year, and the rate of growth is only increasing. What provoked such changes and what is the market price of an apartment in a new residential complex? ElitExpert talked about this with real estate expert, realtor Olesya Mokra.

In a month, a square meter rose by UAH 1000 — to UAH 23. At the current exchange rate, this is about 000 dollars.

According to the realtor, now, in order to buy an apartment in a new building in Odessa, you will have to overpay about 20-30%. This trend was caused by the increase in the cost of construction of new housing estates.

"Everything that concerns the rise of real estate in the new buildings of Odessa is connected with the fact that there is no quality workforce. These are not handymen, namely crane operators, painters, electricians, plumbers - there is a shortage of them. Accordingly, this is labor costs in terms of salaries, companies are interested in good specialists so that the output is a high-quality new building. Building materials also traveled: we have a tie to foreign building materials, which also affects the price. Also, everything depends on the location of the object, the availability of a state document, and demand. More and more people want to buy an apartment, so demand creates offers," explains Olesya Mokraya.

Pricing was also influenced by the geopolitical situation in the country, experts say. People are nervous and want to save their money from inflation.

"Someone has 5-20 thousand dollars, and it is easier for them to make an installment plan for a new building and save this money, because against the background of the geopolitical war, inflation, the price of products, and utility tariffs are still felt," the realtor notes.

The most expensive housing is sold in the Primorsky district. There, the average price per square meter is 1200 dollars (32 UAH). In Kyiv - 600 dollars (900 UAH). The cheapest square meter in the Suvorovsk and Malinovsky districts is 24 dollars (600 UAH).

"If we consider very budget housing, then in the industrial zone it was possible to buy it for 12 dollars, but now the same offers are sold for 000 dollars. Also a clear example: one of the new buildings behind the bus station. To test the market and demand, the developers started with 18-000 thousand dollars for a renovated apartment. Today, the same house has skyrocketed in price — apartments are being offered for $20-$21, and the developer is selling them without furniture," reports a real estate expert.

At the same time, the market for secondary housing sank. After all, not everyone can afford 100% payment these days. Now real estate, according to Mokra, is mostly bought in installments.

"All the youth, and the youth now have money, rushed into new buildings. The secondary market still maintains up to 1000 dollars/sq m. A little more than 1000 dollars is in the center of the city. And if we take a square meter of our new building, then for 800-900 dollars you can buy housing at the 16th station of Fontana on the seashore. Well, 1200-1500 dollars/sq.m. — this is already the city center. If you take the remote Kyiv district, then 700-800 dollars/sq.m. Everything also depends on the location, because de facto the land can be located in Tairov, and de jure it is already an area. Accordingly, the price of 1 sq. will be cheaper," says Olesya Mokraya.

Now a young family that plans to buy a 2-room apartment with an area of, for example, 60 square meters, should count on at least 50 thousand dollars.

At the same time, according to the Ministry of Finance, the average salary of residents of the Odessa region for December 2021 was UAH 12. Based on these calculations, a young family will have to save money for at least 485 years in order to purchase their home while working officially and not spending anything else.
