— Tell us about the area of ​​the facility, who is the developer?

— The area is 30 hectares (3 thousand square meters). The company INGRAD Development Group, which has gone through the process of building industrial facilities, reconstruction of residential and special purpose buildings, is engaged in construction. It is important that the developer has its own powerful production, a large staff of high-class specialists and a fleet equipped with modern special construction equipment.

— What about documents for land and construction work?

— Norm/government act. Water and sewerage will be provided by Infox-vodokanala, electricity by Yuzhny RES.

— Of course, potential clients are most interested in delivery terms and guarantees of work performance...

— The residential complex will be completed in the second quarter of 2021. In the contract with clients, this term is stipulated and guaranteed, as is the responsibility of the developer.

- There has never been such an unusual and beautiful house in Tairov. What else, apart from bright design, did your architects plan?

— In our seven-story club-type house, consisting of two sections, there are 120 comfortable apartments with an area of ​​35 to 129 square meters, a cozy front yard with landscape design and the concept of a "yard without cars." 43 parking spaces with charging for electric cars, and 1300 square meters of green lounge area on the roof. Many companies only promise similar space on the roof, but we will definitely have it, that's 100%. Functionally, the roof area will be divided into several parts. The first one is intended for recreation of adults and children: there is a workout area with simulators and a children's playground. There is also a separate area for practicing yoga, and sunbathers will be able to sunbathe to their heart's content on a specially designated area with sunbeds and umbrellas. In addition to this, the equipped picnic area is an ideal option for meetings with friends "in nature" right on the roof of your home.

- What about the internal device at home? Is there anything in the house for a comfortable stay?

— Of course, beauty is beauty, but you will have to live inside. All apartments are offered to buyers with designer renovations by the developer, executed in three styles: classic, modern and hygge. The renovation includes a built-in kitchen with a gas hob, a hood, an oven, air conditioners in each room, metal-plastic energy-saving windows and doors, an armored door, a fully equipped bathroom and a two-circuit gas boiler.

In addition, even at the design stage, the specialists lay down effective solutions for energy saving, passive heat saving and the equipment of economical lighting.

I would like to add that special attention is paid to safety in the complex. A modern and cozy safe space for family walks and games with children, closed from uninvited guests, has been created for residents.

Also, our customers will like the author's architecture, thoughtful recreation areas with landscape design, underground parking, spacious wheelchair spaces, concierge service and video surveillance.

— What apartment layouts await future tenants?

— We have a huge number of different layouts, which can be found on the company's official website. In addition, at the construction stage, the client can order absolutely any layout of the future apartment to his liking.

— It seems that you have done everything for the comfortable life of the future tenants. And how will the first floors be used?

— The first floors will be occupied by commercial premises with access to the facade and without access to the inner courtyard.

— Do you already know which ones?

- Yes, bend your fingers. This is a beauty salon, a center for children's development and creativity, a pharmacy, dentistry, an analysis laboratory, a sports center (yoga, fitness, a gym), a massage room, a supermarket, a meat shop, an eco-products store, a children's clothing store, a pet store (grooming center , beauty salon for animals), Coffee shop, cafe, Bank branch, Notary, Workshop (clothes/shoes), Dry cleaning, Mobile service center, Flower delivery, Travel agency.

— Of course, the client is primarily interested in the probability of fulfilling all the stated conditions.

- Of course. Therefore, I note that the INGRAD Development Group company values ​​its reputation and guarantees the quality of materials and construction technology; repair of apartments; recreation areas in the yard; the "yard without cars" concept; parking and all that is stated in the project.

— What about compliance with sanitary standards and provision of insolation?

— At the design stage, all norms of the National Institute for Insolation and sanitary norms were observed. The optimal degree of illumination of each apartment is precisely calculated, there are age-related recreation areas, accessibility for people with disabilities, spacious elevators and staircases, wheelchair access, as well as a spacious hall in which there will be a recreation area, corridor lighting, and emergency lighting. The elevators will work even if the lights are off.

— After putting the house into operation, will it be serviced by the management company or OSMD?

— We came to the conclusion that the best option is the Management Company.

— What about the monthly payment for home maintenance; protection; heating; concierge service, etc.?

— We should dwell on this in more detail. The difference from similar projects is that the total amount of the tariff for all services of the residential complex (except, of course, heating) will be calculated monthly - and it will amount to no more than 15 hryvnias per square meter of housing.

— And most importantly, the price for 1m²/$ and the possibility of installments?

— We have very flexible and loyal conditions for customers. With 70%-100% payment, the cost will be $850 per square meter. With 50% payment - 875 dollars. With a contribution of 10% - $910

Of course, installment payments are also possible. It has several types. In particular, with installments until the end of construction, with an initial payment of 30% of the cost of a square meter. will be 910 u.e.; with a contribution of 50% — 875 u.e.; with a contribution from 70% to 100% — 850 u.e.;

With installments until the end of the second quarter of 2022 and an initial payment of 30%, the cost of a sq.m. will be 930 u.e.; with a 50% down payment, the price per square meter is 896 u.e.

— How to book an apartment you like?

— There are several types of reservation. The first is when the client comes, looks at the layouts of the apartments, and books the one he likes for three days to make a decision. The next stage of booking is booking already before the deal. The client leaves a deposit of 1 dollars, a preliminary contract is signed, and he is given up to two weeks to prepare for the transaction.

— And finally, explain the calculation procedure.

— Payment is made to a bank account in any branch of the bank. The company even accompanies the client - selects a convenient bank for him, a date and time, accompanies him, opens a cash register separately for him, and the customer deposits money without any problems.
