A car-free yard is a territory planning concept that best meets the new times and is based on the correct setting of priorities: quality of life and safety. This principle is implemented in modern low-rise residential complex "Kaleidoscope", which is being built in a housing estate by the Tairov company INGRAD Development Group.
And the advantages of the "Yard without cars" concept are simple and clear:
1. Safety of children. The widespread distribution of cars increases the risks for the youngest residents, who often "play" on the playground with friends and may not notice a moving car at the right moment.
2. Increasing the usable area yard On the example of urban development, it is clearly visible that even in neighborhoods where a children's or sports playground is located in the center, a road runs along the inner perimeter. The distance between residential buildings is a fixed value, which means that the road reduces the useful area of a typical yard by 20%.
3. Friendliness of public areas. The existing residential development cannot cope with the number of owners' cars, which are parked not only on the roadway, but also on sidewalks and lawns, which interferes with young mothers with children, pensioners and other residents who have to maneuver between parked vehicles when moving. At the same time, the laws of the separation of different logistics flows should be applied to the planning of the territory, which is implemented in the concept "Yard without cars". Thus, the level of social tension, which is so characteristic of already existing buildings, is removed, especially in residential areas.
Depending on the class of the project, parking spaces:
- they are carried outside the yard and located in the traffic zone (if necessary, not only on the sides along the sidewalks, but also in the central part between two traffic lanes),
- are entered on -1 floor - under the territory of the yard,
4. Multifunctionality of yards, which became possible due to the large area of the territory. Now one yard accommodates not only a children's playground, but also a play area, a work-out corner, gazebos and a barbecue, that is, it takes into account the leisure requirements of a wider audience. Also, car-free spaces allow you to use the first floors for commercial premises of a leisure format - bakeries and coffee shops with an open veranda - the best summer option for family recreation.
5. Exceptions
At the same time, the passage of fire trucks and ambulances is allowed, as is the one-time entry of a private car, for example, to unload furniture.
By the way, a yard without cars does not replace the boulevard, which serves roller skaters, cyclists, lovers of jogging and walking with playgrounds. However, it can be considered as an alternative to the square in full measure, since it is quite comparable in area to typical green squares that are designed in a complex development.
