The realities of the modern Ukrainian real estate market are such that a developer cannot count on success if he works solely on the quantity and cost of square meters in residential complexes. This was discussed during an expert discussion at the specialized exhibition-forum "Real Estate-2020" held in Kyiv.

"Even at the design stage, it is necessary to correctly forecast trends in the development of consumer demand - otherwise, the developer risks losing 15% to 20% of profit if he starts to change the project already at the stage of implementation, adapting to the transformation of customer requests," said director of residential real estate sales Anatoly Bezrukov .

Among the experts, it was noted that the success of any development project implemented on the market of new buildings - both in Odessa and in any other region of the country - is laid at the stage of pre-project work.

In addition, the trend of shifting consumer preferences in the market of new buildings in Odessa, noted by analysts last year, continues to strengthen - club-type complexes are gaining more and more popularity, and for the first time in a long time, budget housing has lost the lead in the structure of demand for the total sold area.

These changes are largely related to the activity of developers - a significant number of interesting residential complexes with attractive prices and quality have entered the Odessa market in completely different areas of the city.

According to experts, the most sought-after project on Tairov in the comfort-class new construction segment is currently Residential complex "Kaleidoscope".

The seven-story two-section residential complex will consist of 120 comfortable apartments with an area of ​​35 to 129 square meters. The project also provides underground parking for 42 cars with charging for electric cars.

The first floors of the building are used for commercial premises. Later, they will be occupied by shops, bank branches, cafes and beauty salons, which will allow residents to use the usual infrastructure in the "at home" format.
