Opening of the land market: how much land have Ukrainians sold since July 1

The opening of the land market, which Ukraine has been working toward for more than two decades, took place on July 1, 2021, and now, almost three months after the event, it is already possible to summarize the first results.

Despite the forecasts of experts, there was no special surge in sales and excitement in the land market. In Ukraine, after the launch of the land market, as of September 23, the number of registered sales transactions reached 20, and more than 392 hectares were sold.

According to the Ministry of Agrarian Policy and Food of Ukraine, the largest number of hectares of land were sold in the Kirovohrad region. Almost 8 hectares changed hands there. After that, Kharkiv Oblast (500 ha) and Poltava Oblast (3 ha) are in the top 5.

"These regions are the leaders of the agricultural market, so our previous forecasts have been confirmed. Now, an average of 200 are registered daily. The average size of the land plot is approximately 2 hectares, which corresponds to the average size of the land share in Ukraine," said Deputy Minister of Agrarian Policy and Food Taras Dzeba.

Poltava (1780) and Kyiv (1708) oblasts lead the way in the number of deals concluded. The least - in Luhansk, Donetsk and Odesa regions. Their number does not exceed 300.

Experts say that now the price difference for 1 hectare of land on the market is still quite large, but most often it is sold at 31500 UAH / hectare.

"The main mass of sellers now are those who urgently need money. These are mainly pensioners who, apart from a small pension and rent for a share, often have no other income," explains Alex Lissitsa, president of the Ukrainian Agrarian Business Club association.

According to him, land owners only look closely at the market, prices and decide whether it makes sense to sell the land. Therefore, Ukrainians are still waiting for their time.

In addition, most people understand that in 5 years the land will be worth several tens of percent more than it is now. How it happened in Poland. There, the price continues to grow by 7-10% every year.

We remind you that until 2024, no more than 100 hectares of land can be bought in the same hands. At the same time, foreigners are prohibited from buying land. Then the market will open for legal entities as well. Then they, along with citizens, will be able to concentrate no more than 10 hectares in one hand.
