Locational attractiveness, safety and pace of construction: what to consider when investing in Ukrainian real estate

The stability of the economy and business is the main indicator of the state's viability. For Ukraine today, more than ever, the stabilization of this sector is important, and the construction market is a flagship in it. Experts of the International Expert Club and rating agency "ElitExpert", who have been analyzing the Odesa construction market for a year, as part of a global marketing sociological study, say that there are certain positive developments in this direction.

THE RATE OF CONSTRUCTION IS STABILIZING

This is especially noticeable in Odesa, although not all developers in the region have resumed active work on their facilities. And there are both objective and subjective reasons for this. Disrupted logistics, labor shortage, 25-30% increase in the cost of building materials compared to last year, due to the loss of own production capacity, as well as banal hype around certain building materials that suddenly found themselves in short supply.

Under these conditions, the best pace of construction is shown by companies "Space", "Hephaestus" and "Watercolor".

They are the leaders in this indicator, because they are building low-rise buildings, or completing those that were already at the stage of completion at the time of the start of hostilities in Ukraine.

Some construction companies work very slowly, preferring to wait out the storm.

And their wait-and-see position is very dangerous: the production capacity of the market as a whole is weakened, taxes and jobs are lost - despite the well-known fact that construction gives work to three dozen more family industries. If this problem is not solved right now, its consequences will have a very negative impact on the country's economy.

ADAPTABILITY TO CONSUMER REQUESTS AND LOCAL ATTRACTIVENESS

Despite all the mentioned difficulties, the positive dynamics of the real estate market in Odesa is shown by the adaptability of developers to today's consumer requests, which is expressed in the correct organization of living space and security. The location of construction objects plays not the least role in this issue.

It is known that, due to their proximity to the city authorities, the above-mentioned companies "Prostrantstvo" and "Hephaestus" received at one time the best location sites in Odesa, and now, as successfully as possible in the conditions of the war, construction work is being carried out there.

In particular, the company "Prostantstvo" is distinguished by several projects: residential complex on the street Radisny, 29, as one of the largest free sites within the city limits; ArcHotel, as the only object on Arkadyskaya Alley, is located in a place with high traffic; ITOWN at Sofiivska 1 is like a project in the city center that will not have problems with traffic jams, except that it is located, in fact, in a park area.

Also attractive in terms of locations and organization of living space are the objects of the Hephaestus company, which competently combine comfort and proximity to the sea and emphasize the resort style of Odesa: residential complex "Kimolos", apartment complex "Ithaca" and residential complex "Poseidon" .

Of course, these are only some of the criteria by which experts examine Odesa construction companies as part of the sustainability rating. But for potential real estate buyers, they are the most important.

It should be recalled, that within the framework of the rating, more than 100 construction companies of the region are studied, which are also ranked by experts according to the speed of construction, the cost of housing, compliance with the terms of delivery of objects, the history of companies, the reliability of developers and other criteria.

How to designate head of the Elitexpert rating agency Olena Ovchinnikova: "This rating is designed to help the construction companies of the region to clearly see their strengths and weaknesses, as well as to assess their own position in the market. Thanks to it, consumers, potential home buyers, will be able to make an informed choice, based on objective data, and not only on advertising or engaged reviews."

The global task of experts working on the rating is to determine which construction companies look to the future quite confidently, which companies' fate is doubtful, and which developers potential investors should stay away from.
